  • How much does buying in Spain cost on top of the listed price?

    10-13% extra for non-residents. ITP 7% (resale) OR 10% VAT + 1.2% AJD (new build), notary 0.4-0.5%, Registry 0.2-0.3%, gestoría 100-300 EUR, bilingual solicitor 1-1.5%. Currency factored separately.

  • Do UK citizens still need an NIE post-Brexit?

    Yes, the NIE is mandatory regardless of nationality. Needed to sign the deed, open a Spanish bank account, take out a Spanish mortgage and file Modelo 600. Apply at Spanish consulate UK/IE (3-6 weeks) or in Spain.

  • Yes. Spanish banks lend at LTV 60-70% (vs 80% residents). Debt-to-income under 30-35%. Docs: 3 years P60/SA302 (UK) or Form 11 (Ireland), bank statements, employment letter. Pre-approval recommended.

  • It applies when you sell, not when you buy. Capital gain by non-EU non-resident sellers (UK post-Brexit) is taxed at 24%. The buyer retains 3% on Modelo 211 as payment-on-account; the difference is reclaimable.

  • ITP (transfer tax) at 7% Andalucía applies to resale. AJD (stamp duty) at 1.2% applies to new build deeds. IVA (VAT) at 10% applies to new builds from developer. Mutually exclusive on a single transaction.

  • Yes. A POA granted at a Spanish notary in a pre-purchase visit OR at a UK/IE notary with Hague Apostille lets your bilingual solicitor sign completion on your behalf. Many UK and Irish buyers complete entirely remotely.

  • Under Law 11/2021, ITP is calculated on the higher of the declared price OR the cadastral reference value published by Catastro. If it exceeds your price, you pay tax on the higher figure. Always verify at sede.catastro.gob.es before arras.
