What does it cost to buy a €250,000 apartment in Andalusia?
Approximately €270,000–278,000 total: €17,500 ITP (7% second hand), notary €600–900, registry €400–600, agency €350–500. If primary residence and under €130,000, ITP drops to 6%. Large family can drop to 3.5%.
I am non-resident, what documents do I need?
NIE (Foreigner ID Number), Spanish bank account (we open it with you), valid passport. For mortgage: income proof from home country + 6 months bank statements. We process NIE in 2–4 weeks.
How much does a Spanish bank finance to a non-resident?
60–70% of the appraisal value (not purchase price). You need 30–40% liquid + ~13% costs. Best terms: BBVA Mortgage, Sabadell Expat, Santander Select.
What is the pre-purchase appraisal and why do you recommend it?
Independent technical valuation of construction status + real market value. Detects hidden defects, overpricing and legal issues before signing deposit. Cost ~€400–800 prevents wrong purchases of hundreds of thousands.
Typical timeline for a Costa del Sol purchase?
Visit and offer: 1–4 weeks. Deposit: 1 week after agreement. Deed signing: 30–60 days from deposit (mortgage dependent). Total: 2–4 months if smooth.
How is the neighbourhood really, before buying?
