Difference between LAU residential and seasonal?
Residential: tenant has primary residence there. Minimum 5 years (individual landlord) / 7 (corporate). Annual increase capped at CPI. Tenant has mandatory renewal. Seasonal: tenant has primary residence ELSEWHERE (work, study, health). Agreed duration (32 days–11 months). No mandatory renewal. Free increase.
How much does Los Álamos charge for management?
Setup fee: one month's rent (one-time at contract signing). Monthly admin: 7–10% of rent. No surprises in settlement.
What if the tenant stops paying?
Default protocol: warning day 5, burofax demand day 15, express eviction filing if no resolution day 30. Average recovery: 3–4 months (vs 8–10 months managing on your own).
Do I need habitability certificate?
Yes, mandatory in Andalusia. Energy certificate too. If your home lacks them, we process them (fixed price).
I am non-resident and don't want to come. Can I still rent out?
Yes. With notarial powers (remote handling) we cover contract signing and all procedures. We email settlements and transfer net amount to your foreign account.
How is rental IRPF/IRNR calculated?
Spain tax resident: real estate capital yield with 60% relief if primary residence. EU/EEA non-resident: quarterly Modelo 210, 19% rate, deductible expenses. Non-EU non-resident: 24% no deduction.
How long to find a tenant?
High-demand areas (Torremolinos centre, Benalmádena, Fuengirola promenade): 1–3 weeks. Premium or expensive: 4–8 weeks. If longer we review price or staging.
What about utilities?
Recommended: stay in landlord's name. Initial reading documented with photos. Tenant pays consumption (deducted from collection). If transfer preferred, we handle.
