How much more do I earn vs renting full?
Example Torremolinos centre: 3-bed flat rented full €1,200/month. Same with rooms: R1 €500 + R2 €480 + R3 €450 = €1,430. +19%. But common-area cleaning costs (~€120/mo) and higher turnover. Net: typically +12–15%.
Who pays utilities?
Landlord keeps utilities in own name and charges tenants prorated per room (in monthly rent). Internet included. Pool or community fees: landlord.
What if tenants don't get along?
We select by compatibility: lifestyle, schedules, expectations. If conflict arises, we mediate professionally. If unresolved and one repeats, we replace. The other tenant's contract is unaffected.
Who cleans the common areas?
Professional cleaner we hire, twice weekly. Cost prorated in each room's rent (~€30–40 per tenant/month). Tenants clean their own rooms.
Do you accept couples in one room?
Yes, contract can have joint signers (2). Similar rent with small surcharge for wear and consumption. Landlord decides.
Do you accept pets?
Landlord's decision. If allowed, usually +€20–30/month extra. We mediate with other tenants to ensure agreement (especially allergies).
What about UMA students?
University acceptance letter, guarantor (parents) backing. Same deposit as working adult. Academic-year contract (October–June) or annual.
How is day-to-day managed?
Tenant portal: each sees their contract, payments, reports issues. No flat WhatsApp groups (cause of many conflicts). Issues go directly to Los Álamos.
