Gross yield by area (2025 data)

Torremolinos Playamar / Bajondillo: 6.5%-8% gross.
Benalmádena Costa / Puerto Marina: 6%-7.5%.
Fuengirola seafront promenade: 6%-7%.
Málaga historic centre: 5.5%-6.5% (high occupancy year-round, peaks during Easter and music festival).
Mijas / La Cala: 5%-6%.

Real costs few people tell you about

OTA commission (Booking, Airbnb): 15-18%.
Cleaning per stay: €40-70.
Utilities (electricity, water, gas, wifi): €80-140/month.
Community fees and special levies: €60-200/month.
IBI (property tax): 0.5-1% of cadastral value/year.
Regional tourist tax (where applicable).
Maintenance and replacement: 5-8% of gross income.

Net yield: the honest figure

After deducting all costs, average net yield sits at 4-5.5% per year on purchase price. With proper financing and professional management, it can reach 6-7%.

VFT licence in Andalusia: mandatory
