Holiday rentals remain one of the highest net-yield products on the Costa del Sol. But not every area offers the same return, and not every owner gets the same results. Here is the real data you need before investing.

Gross yield by area (2025 data)

  • Torremolinos Playamar / Bajondillo: 6.5%-8% gross.
  • Benalmádena Costa / Puerto Marina: 6%-7.5%.
  • Fuengirola seafront promenade: 6%-7%.
  • Málaga historic centre: 5.5%-6.5% (high occupancy year-round, peaks during Easter and music festival).
  • Mijas / La Cala: 5%-6%.

Real costs few people tell you about

  • OTA commission (Booking, Airbnb): 15-18%.
  • Cleaning per stay: €40-70.
  • Utilities (electricity, water, gas, wifi): €80-140/month.
  • Community fees and special levies: €60-200/month.
  • IBI (property tax): 0.5-1% of cadastral value/year.
  • Regional tourist tax (where applicable).
  • Maintenance and replacement: 5-8% of gross income.

Net yield: the honest figure

After deducting all costs, average net yield sits at 4-5.5% per year on purchase price. With proper financing and professional management, it can reach 6-7%.

VFT licence in Andalusia: mandatory
